General Information

The guttering system currently installed on the practice is called Terrain Omega which is discontinued and now obsolete.
It is therefore important that it is keep free from debris and that any problems are resolved quickly to prolong the life of it. The gutters were mainly full of silt from the roof which was providing an ideal foundation for plants and weeds to grow in the gutter. Lots of vegetation and moss was removed from the gutters which were starting to damage the guttering joint seals. The roots embed into the joints and can start to cause leaks.

Several gutter joint leaks were identified which would require removing, cleaning and resealing. A hole was also evident on one section of gutter at the top of the property.
80% of the outlets and downpipes were blocked but luckily the drain were tested and seemed fine. Many of the 112 sections of downpipe were loose which were re-secured during the works.
A few roofing problems were identified during the works 2 of which we repaired for you at the same time as the gutter cleaning. (4 tiles total slipped into gutter on 2 section.) A hole in the roof is apparent at the top of the valley on the rear elevation, and some lead flashing is coming away from the brickwork in the adjacent location. We can provide a quote to fix these issues.

The guttering is now free flowing and water can drain away accordingly. The guttering can be repaired and should last for many years to come.

Other work required.
Several leaking gutter joints need to be removed, cleaned and resealed.
Hole in the roof filled in and made good.
Leadwork on rear elevation under window sill needs redressing and pointing up to the brickwork
We would highly recommend installing downpipe filters to prevent future blockage in the downpipes and to protect the drains.

We would highly recommend that you consider cleaning out the gutters on a routine basis. Once every 12 months would. Work well and it would prevent any growth from being able to take hold. We can also offer a 20% discount of future gutter cleaning maintenance visits providing the gutters have been cleaned out within a 12 month period.
