  5. Before climbing the ladder, ensure you are wearing suitable shoes which are fastened correctly, and ideally with non slip, oil resistant soles.
  6. Always face the ladder when climbing up or down, and keep your body centered between the side rails for better balance.
  7. Keep three points of contact on the ladder at all times, two hands and one foot, or two feet and one hand.
  8. Do not exceed the weight limit for the ladder, and make sure to evenly distribute weight and tools.
  9. Do not lean over or extend your body beyond the side rails of the ladder, keep your belt buckle within the ladder side rails.
  10. Do not use the top rungs of the ladder as a step, they are not designed for that purpose.
  11. Always have a helper hold the base of the ladder or use a ladder stabilizer to provide extra support.
  12. When working at heights, Install an anchor point to the wall, and secure the ladder to the structure if possible using appropriate fall protection equipment such as harness and lanyard.
  13. Use a ladder hook or a device such as a ladder limb to secure your bucket freeing up your hands so you can maintain 3 points of contact on your ladder.
  14. Before cleaning the gutter, put on a pair of nitrile gloves underneath some good quality waterproof work gloves to keep your hands clean and dry.
  15. Keep work to short durations (maximum 30 minutes)
  16. When you are finished using the ladder, carefully climb down and make sure the ladder is properly stored in a secure location, away from high traffic areas.

What are Shared Gutters?

Shared guttering is usually a continuous section of gutter which runs across multiple properties to an allocated fall pipe which are normally present on every other house or at the end of the housing row. Many properties such as semi-detached, town and terrace houses often have gutters which are shared.

Who is responsible for shared gutters?

You are responsible for the gutters directly attached to your property. However, it is beneficial to both you and your neighbour to ensure the gutters are maintained on a regular basis.

Shared Guttering Problems

You or your neighbour could experience gutter problems if any section of the shared gutter is not maintained. A blockage in any part of the gutter or in a fall pipe could cause the gutters to overflow, leak, or cause damage. Furthermore the blockage does not need to be in the section of gutter directly attached to your property for it to cause you problems.

For example, if you have a block of four terrace properties which all share the same gutter, and with only one fall pipe at one end – if the fall pipe were to get a blockage, rainwater would likely overflow across the whole block of properties. As a consequence the gutters could sprain under the extra weight of the rainwater and cause alignment problems.

If part of the guttering is replaced on a shared gutter, a poor installation which is not aligned correctly could have a negative effect on all the other properties within the block which share the same guttering system.

How to maintain shared gutters?

Shared gutters should be cleaned out a minimum of two times for year, ideally once in spring, and once in Autumn. Even if you do not get on with your neighbours or if your neighbours properties are not owned by the occupier, it is still well worth agreeing to have a gutter maintenance plan in place. Preventing your gutters from getting clogged will prevent disputes in the future and prevent any gutter problems arising. If the signs of penetrating damp are left untreated it can cause problems to the building structure and can result in significant damage to the fabric of your home.

Research suggests that people in damp homes are twice as likely to suffer from asthma when compared to those living in homes without damp problems.

Common sign of Penetrating Damp.

  • Plasterboard damage. Blistered, cracked and flaking plaster and signs salting. Salting is water bringing natural salts found in the wall to the surface and will result in a fluff-like residue being found on the surface of the plaster or decoration.
  • Localised dampness. Localised patches of damp in seemingly random locations that won’t dry out, no matter what technique you use.
  • Mould growth. Visible signs of mould growth or the accompanying musty smell.
  • Damaged internal decoration. Damp, discoloured patches on internal decorations and walls or discoloured tidemarks.
  • Rotting floor timbers or skirting boards. If these show signs of wet or dry rot decay, penetrating damp is a very real possibility.
